I’ve spent a decade in digital marketing, here’s how I approach SEO for a home builder

I’ve spent the last decade in digital marketing and web design, and a big part of that time has been spent working with builders, contractors, and home services companies. I co-founded Level Best Marketing in 2021, and I’ve served on my local Home Builders Association’s events committee. I’ve seen this industry from the client side, the agency side, and the trade show floor.

Here’s what I’ve learned about marketing for home builders, especially high-end ones.

SEO for home builders is (often) different than typical SEO

In many cases with SEO, the goal is volume. The more people on the site, the better.

Most of the home builders I work with only take on a handful of projects each year, typically with a minimum budget of $1.5-3M.

For a company who only serves a very slim portion of the nation, volume isn’t what we’re going after. Their buyers spend months and sometimes years, researching neighborhoods, saving photos, comparing finishes, and checking out builders before they fill out a contact form.

So SEO for a home builder means making sure you’re serving their potential clients at every stage of a very long research process. You need to show that your builder has the skills to carry that project all the way through to move in day.

Here’s how I do it.

1. I start with where the buyer wants to live

Before a buyer picks a builder, they pick a place. That’s why neighborhood guides are usually the first content I build.

A good neighborhood guide answers what buyers are actually asking. What’s the feel of the area? How are the schools? Where do people eat, shop, and spend their weekends? What does it take to build there, from lot availability to local zoning quirks?

These pages rank for location-based searches a builder’s homepage never could. They reach buyers early, before they’ve narrowed down a builder. And they show real local knowledge, which matters a lot to someone about to make the biggest purchase of their life.

2. I turn the builder’s expertise into content

The best builders have opinions. Strong ones. About light, materials, layouts, and how a home should feel to live in. That point of view is one of their biggest competitive advantages, and most of them never put it on their website.

I look for it everywhere: interviews, award submissions, client conversations, press coverage. When one builder I work with was interviewed by a regional magazine and talked about how he designs around natural light, I turned that into a full blog post.

Content like this gives the buyer a real sense of how the firm thinks before they sit down for a meeting.

3. I write about features the way luxury buyers research them

Someone who’s ruminating over what their dream home will look like in 2-3 years is excited about the little details. They’re picturing themselves in the new kitchen. What’s the pool going to look like? Are they going to invest in a theater room or a wine cellar?

So I build content around those specific features. Butler’s pantries, mahjong rooms, home saunas, golf simulators, home theaters—you name it, I’ve written about it.

These topics don’t have huge search volume, but that’s fine. The people searching them are planning a home at the level my clients build.

4. I write for humans first, AI second

More and more buyers start their research by asking AI tools like ChatGPT, Gemini, or Google’s AI Overviews. Those tools pull their answers from websites and I want my clients’ sites to be the source.

That changes how I structure certain pages. When I built a sauna comparison page for a builder client, I wrote it to cover the full range of questions a buyer might ask: infrared vs. traditional, how each feels, health considerations, installation requirements, and an FAQ section with clear, direct answers.

Everything I write is for people first. My primary goal, even with SEO, is to create an accurate representation of your brand for the real people on your website.

Because of how people browse the internet these days, that includes making sure LLMs like ChatGPT can understand the information on your website. But at the end of the day, everything I write is by a human, for a human.

5. I use manufacturer case studies to earn high-quality backlinks

Backlinks are still one of the strongest signals in SEO, and they’re notoriously hard to earn in the luxury building space. Builders don’t have time to pitch publications and generic outreach rarely gets people anywhere.

One of my favorite strategies uses something my builders already have: relationships with premium product manufacturers.

Siding brands, hardware makers, and other building product companies want to show off their products in beautiful, award-winning homes. They need real projects and real stories for their websites. My builders have exactly that.

So I write the case study for them. I take a finished project, interview the builder about why they chose the product and how it performed, pull in the professional photography, and write a trade-focused article the manufacturer can publish. That article credits and links back to my client.

The builder earns a backlink from an established, authoritative brand, plus exposure to the architects, designers, and trade professionals who read those sites. For one award-winning project, I wrote case studies for multiple manufacturers whose products were used in the home, turning a single build into several high-quality links.

Everybody wins. The manufacturer gets polished content they didn’t have to produce, and the builder gets credibility in front of exactly the people who refer luxury clients.

How it all fits together

None of these tactics works as well on its own. Together, they form a system:

  • Neighborhood guides bring buyers in early, while they’re still deciding where to build.
  • Feature content keeps them engaged as they plan the home itself.
  • Expertise-driven posts show them how the builder thinks.
  • AI-friendly pages put the builder in front of buyers researching with new tools.
  • Manufacturer case studies and awards build authority with search engines and with the trade professionals who refer clients.
  • Service pages give buyers a clear next step when they’re ready.

Thinking about SEO for your building firm?

I’d be lying if I said this is the entire recipe. Like any good recipe, I’ve tweaked it over the years. A little more of this, a little less of that… My strategies are always tailored. It doesn’t matter if you’re the first or fiftieth home builder

If you’re a custom home builder and your website isn’t pulling its weight, I’d love to talk. I work with builders, contractors, and home services companies who want a marketing partner that understands their industry.
